I apologize for my previous quite rude email where I abruptly sent just
MODPY_TEST_DIR = ${WRKSRC}/tests without any context or explanation.

I was distracted and sent it prematurely.

To properly explain: setting this variable fixes the test issues, as
confirmed on my system.
